Details: JOB SUMMARY AND MISSIONThis job contributes to Starbucks success by ensuring the timely dissemination of real estate contract-related dates and details, compliance to all financial obligations prescribed under a real estate agreement, and through the effective administration of the occupancy budget. Models and acts in accordance with Starbucks guiding principles.??SUMMARY OF KEY RESPONSIBILITIESResponsibilities and essential job functions include but are not limited to the following:RELATIONSHIP MANAGEMENT????????? Communicates with landlords, 3rd party bill-pay companies, and a variety of partners from business units to process new landlord/vendor setups in appropriate lease management systems and/or corresponding financial systems.????????? Communicates with landlords and/or other partners to appropriately resolve outstanding lease-related financial issue as they develop, solving routine problems in a timely manner and escalates complex problems to next level to obtain maximum occupancy cost savings and cost containment ????????? Establishes and maintains strong working relationship with fellow partners and/or landlords to drive the successful operation of the retail store????????? Influences landlords and/or partners from a variety of cross-functional teams to meet all required financial-based lease obligations and compliance requirements????????? Processes landlord and lease obligated payments in accordance with lease termsCOST MANAGEMENT????????? May work with other payment teams or accounting- related teams to process landlord invoices????????? Creates reports and/or communications to confirm critical lease information with landlords and field partners.????????? Validates data sets in lease management systems and conducts the generation of occupancy costs including, but not limited to, 1st time rent generation. RISK MANAGEMENT????????? Adheres to document management standards, records retention requirements, and landlord communication guidelines????????? Documents and files critical lease information????????? Interprets real estate agreement language, associated financial obligations, and critical lease dates to establish accurate records in appropriate lease management systems
